A good opportunity to acquire an accessible parcel of grazing land extending to approx. 5.03 acres of pasture located off the A456 Mamble Road between the villages of Clows Top and Mamble, situated within easy travelling distance of the towns of Bewdley, Tenbury and Kidderminster.

No public footpaths cross the land, though the property is sold subject to any and all rights, easements, way leaves or covenants in respect of which purchasers must rely on the advice and investigations of their own solicitor or legal representative prior to exchanging contracts. It should be noted that no services are connected to the site though it is understood that a water pipe passes along the south and western boundaries providing spring water to the neighbouring farmland.

Offers must be for a specific figure and expressed in pounds sterling.
Prospective purchasers are advised to make their offer for an odd figure to avoid the possibility of two or more identical offers being received.
No offer should be made by reference to any other offer, i.e. escalating bids.
Faxed or emailed offers will only be accepted by prior arrangement with the Selling Agents.
The offer letter should clearly state the full name of the purchaser(s), together with the name and address of the Solicitor who will be acting on their behalf.
Prospective purchasers should indicate whether the amount offered is a cash offer, or subject to a mortgage.
The source of funding, whether cash or mortgage, must be clearly stated in the offer letter, and will be subject to verification before any offer is accepted.
At the closing date, the Selling Agents will report all offers received in writing to the Seller.
The Seller will instruct the Selling Agents which offer they wish to accept. The Seller is not bound to accept any offer should none of the offers received be of an acceptable amount or nature. Similarly the Seller is not necessarily bound to accept the highest offer received.
The successful bidder will be required to provide documentary evidence of the existence of cash funding and/or a mortgage agreement in principle, before their offer is accepted (subject to contract).
The Sellers decision shall be final and the Selling Agents are instructed not to seek or accept any further offers after the stated closing date and time for offers.
