Mamble Road, Clows Top
- Property type: Land - Grazing
- * Ideal grazing for horses with the benefit of stabling.
A good opportunity to acquire an accessible parcel of grazing land extending to approx. 5.03 acres of pasture located off the A456 Mamble Road between the villages of Clows Top and Mamble, situated within easy travelling distance of the towns of Bewdley, Tenbury and Kidderminster.
A timber stable block was erected circa 1996 with the benefit of planning permission from Malvern Hills District Council. Whilst being of sturdy construction, some basic repairs to the rear wall are needed.
The extent of the land to be sold is shown outlined in red on the attached copy title plan.
With a five bar metal gate to the road side , there is a right of access over a narrow strip running parallel with the roadside which allows vehicular access to a neighbouring paddock.
The land is bordered to the south and west by neighbouring farmland and to the north and north-east by two separate neighbouring paddock enclosures .
The purchaser will be responsible for maintaining the boundaries denoted with a 'T' on the attached plan.
As shown on the attached plan the land forms a reverse L shape sloping gently upwards to the north-eastern boundary, and enjoying superb elevated views over the surrounding countryside.
No public footpaths cross the land, though the property is sold subject to any and all rights, easements, way leaves or covenants in respect of which purchasers must rely on the advice and investigations of their own solicitor or legal representative prior to exchanging contracts. It should be noted that no services are connected to the site though it is understood that a water pipe passes along the south and western boundaries providing spring water to the neighbouring farmland.
