Homebuyer survey & valuation

This is the most popular form of survey on residential properties. The objective is to provide a clear and concise report focusing on any major defects with advice on the next steps to be taken. Any matters, which may be a maintenance issue, will also be highlighted and, in addition to a market valuation, a figure for insurance will be included.

Building surveys

For larger properties or those of a non-traditional construction, for instance Black & White timber houses, a building survey is more appropriate as it provides more flexibility for description, diagnosis and recommendation.

Valuations for tax etc.

We are frequently asked to negotiate with the Inland Revenue where transfers of property have taken place without a valuation certificate being obtained. The Inland Revenue will only accept market value as defined by the Royal Institution of Chartered Surveyors. The Revenue will look to impose penalties if they feel that artificial valuation figures are submitted.

Rent review & lease renewal

Our surveyors have a wide and extensive experience of commercial properties and dealing with landlords and tenant matters. This may be the preparation of a schedule of dilapidations or negotiations of rent on review or renewal.

Rating appeals

We will conduct rating appeals for commercial property with our charges on a result only basis. There are many firms purporting to be rating surveyors who are not qualified and will request payment of fees up-front. You should only consult a qualified professional.
