Let only service

If you’re a landlord with time on your hands but need support to find the right tenants, this is the service for you. Here’s what we’ll do:

  • Advertise your property until a suitable tenant is found
  • Arrange and accompany all viewings
  • Carry out full referencing and checks on prospective tenants
  • Produce the tenancy agreement
  • Collect the first month’s rent and security deposit
  • Provide the legal documents and monies due to the landlord once the tenant has signed the tenancy agreement

Once the tenant moves into the property, you,  the landlord, will oversee all aspects of the tenancy and property management. This can be time consuming and complex. If you would rather we took care of it, our Fully managed service is ideal. Read on…

Fully managed letting service

Our fully managed service ensures that every aspect of the lettings process is dealt with by Allan Morris on your behalf, saving you time and giving you peace of mind. We will cover all the points under our Let only service and, in addition we will:

  • Collect the monthly rent 
  • Provide monthly statement of account
  • Arrange routine property visits
  • Arrange maintenance and repairs as necessary
  • Arrange payments to contractors on the landlord’s behalf
  • Serve any legal notices if required
  • Protect the deposit in accordance with UK law
  • Arrange a check-out at the end of the tenancy.
  • Deal with any claim for damage against the tenant after they have moved out

In addition to the above, we will arrange for all compliance certificates such as the Gas safety certificates, EICR and EPC's to be renewed during the tenancy to adhere to legal requirements. Allan Morris lettings team have dedicated accounts personnel to ensure that rent is paid on the due dates and is passed to the landlord as quickly as possible.

Preparation and marketing

Once you instruct Allan Morris, we’ll prepare the property marketing using high-quality lifestyle media, from photos to drone shots. We’ll make sure the property is compliant for private renting.

Step 3

Large-scale advertising

Advertise your property on all the major portals including Rightmove, OnTheMarket as well as reach out to our database of registered tenants and connections within local businesses and school communities.
